What This Skill Does
Turns subject property data and IDX comparable listings into a comparative market analysis package. Produces a written report, structured valuation data, a local interactive HTML view, and a prompt for publishing an interactive CMA via Google AI tools. Outputs are intended as agent/broker support, not licensed appraisals.
Combines IDX data retrieval, valuation calculations, and a Google Gemini Canvas handoff in one repeatable workflow instead of assembling these steps manually across separate tools.
When to use it
- Generating a seller-facing home valuation report before a listing appointment
- Selecting and adjusting comps from IDX data for a buyer offer strategy
- Publishing an interactive CMA web app in Google AI Studio for client review
- Producing a shareable value-range visualization with comp sorting and filtering
- Preparing a documented CMA package with flagged data gaps for broker review
Example Workflow
Here's how your AI assistant might use this skill in practice.
User asks: Generate a CMA for 123 Main St using the 5 closest closed comps from the last 90 days
- 1Pull subject property details and candidate closed comps via IDX MCP/CLI
- 2Confirm comp selection with user, normalize data to JSON using cma-input-schema
- 3Run build_cma.py with subject.json and comps.json to generate report, data, HTML, and Gemini prompt
- 4Review comp set, estimated value range, and adjustment assumptions with user, flagging any weak data fields
- 5Provide gemini_canvas_prompt.md and cma_data.json for publishing interactive version in Google AI Studio
cma_report.md with value range and written summary, cma_data.json for interactive use, interactive_local.html for local preview, and gemini_canvas_prompt.md ready to paste into Google AI Studio
